Legal Question in Real Estate Law in California
How can I break a lease?
I am six months into a one year lease. My fanancial situation has changed, and I can no longer afford to stay in my apartment. How can I break the lease without ruining my credit. I am willing to stay and make it work until they find a new tenant.

Re: How can I break a lease?
You might consider finding your own replacement tenant, i.e. someone to take your lease by assignment or what is popularly known as a sublease. Depending on whether your lease restricts or prohibits assignment and subletting, you may need the landlord's cooperation. For that and other reasons I also suggest you consider explaining your predicament to the landlord and asking for his/her cooperation. A landlord is much less likely to file serious negative credit info against someone who has been fully cooperative and communicative at each step of the process. Better to bend than break that lease!
