There is no requirement of a warranty, per se, for you or Pulte. As the seller, however, you are obligated to inspect and disclose any patent defects in the property that would "materially affect the value" of the property, at the time of sale. After that you are legally liable for ten years for any latent defects. So there is no need for a warranty. The law puts you on the hook automatically.
