buyer failed to perform

i wish to serve a notice to a buyer of my home. the buyer

failed to perform at the closing date of our escrow..

please advise type of notice to serve and basic content

etc.

You may have a right to sue for your damages. Some contracts require arbitration or mediation.

It depends on how you choose to handle the buyer's breach. Do you want to demand performance? Do you want to rescing escrow and keep earnest money deposit?

Depends on what you want. Simply state in the letter what you wish and give him a date. Also check the contract for penalties for breach, and requirements (e.g. notice, mediation, etc.).
