How to calculate 1 day rent for month with 31 days

If a month has 31 days how do you calculate 1 day appartment rent? Total monthly rate/30 or toatal monthly rent/31? If your are vacating appartment in between month then how the lanlord should calculate the rent for remaining days of the month. For ex. you give notice on July 18 and your last day in Aug is Aug 17. You already have paid for July. How would you calculate the 17 days rent for Aug? Thanks a lot in Advance

Always divide the monthly rent by 30, no matter how many days are in a given month. The landlord is entitled to recover the fair daily rental value times the number of days, which is not the same thing as a proportionate share of that specific month's rent.

Unless the lease provides otherwise, the usual California real-estate practice is to base everything on a 30-day month except interest, which would be prorated on actual number of days.
