Although there are different notice requirements for rent increases over 10% (see Civil Code section 827), I do not know of any restriction on the amount of a rent increase for a month-to-month tenancy in statewide law. For sure there are limits in certain local rent-control ordinances, but whether they affect month-to-month renters is something you'd have to check locally.

It is going to depend on whether or not you have a local rent control ordinance, and whether that ordinance sets out a rate increase cap.
