if someone in california needs a real estate license to collect rents on a property they would need a license to evict someone correct?

The license requirement is for someone acting in the capacity of a real estate broker or salesperson. Business and Professions Code section 10131(b) specifically requires anyone who collects rent and is compensated for doing so must be licensed. There are numerous exceptions to the license requirement. These include resident property managers of apartments and their employees, and attorneys, as well as owners dealing with their own property. In skimming the law, I do not note any provision requiring a real estate license to carry out an eviction.
