Hi my name is Carlos I'm a licensed Real Estate agent in California.
I worked for a Loan Modification Cia.
As Real Estate agent I was able to help a lot of families to by their first home.
90% of my clients are latinos.
I'm thinking to write a book or make a video telling the people how to prepared to negociate a loan mofification themselfs.
Probably I'm going to charge small amount of money.
The information that I'm planning to give is a general information with no guaranties.
One of the problems that I see with the latino people is that they don't have internet.
The purpose of the book is only to give information so they can prepared to maximize their chances of modify their loan.
What do I need to do in order to not breake the law to write such a book.

Your biggest problem is to avoid giving legal advice, because you don't have a license for that. One possibility would be to find a Spanish-speaking California attorney with similar experience, maybe someone who advises borrowers about foreclosure and default judgments, to co-author the book with you.
