Re: changing name on property
The main "penalty" you will face is not having clear title if you try to sell the property or transfer it to your heirs. You need to go to a title company and work with them to clear the title. You may also have to go to court with an an action to quiet title based on your prescriptive rights under adverse possession. You may want to start by going to the county recorders office in the county where the property is located and request an abstract of title. This will tell you the current state of the title as far as recordings.
