How much can I charge?
The terms of the lease allowed one cat.Tenant has given a 30 day verbal notice. I found 5 live ducks in
my yard and a pool filled with fish about 300 gals. of which I pay the water. Tenant burned paper in fireplace causing discoloration of walls ceilings etc. He has paid the rent for current month but has
already moved claims ready for walkthru. Do I have to refund any of this months rent, he has left the keys, and how much can I charge for cleanup, and do I need to hire an outside service or can I do it myself?

Get a bid for clean up from one or more professional companies and charge the tenant that amount. However you can do the work yourself. You can also charge the tenant for rent if he does not give written notice and/or the lease term is not up.
