Legal Question in Real Estate Law in California

Checking Licenses

My landlord has acted against the laws concerning rentals in the state of California. I have just found out that it is not his property and, given his behavior, now wish to find out if he even has a real estate license that is valid in Ca. Where can I go to find out if he is licensed?

You can check license status with the Department of Real Estate. They can also be accessed on-line at:

First, one does not have to be the owner of property in order to act as 'landlord;' -- the person here involved may be just a manager or agent for the true owner of the property, and acting within authority granted by the owner. If the so-called landlord is acting without any authority, however, this is another story. You should contact the true owner and report the situation at once; maybe even go to the police if the activity seems to be rent skimming or theft.

In many cases it is not necessary to have a real estate license to be a landlord or property manager. See Business and Professions Code section 10131.01.

Without knowing what laws the 'landlord' may have broken, I'm afraid I can't give you much more help.
