Does Civil Code 827 apply to rent increase on a day-use studio in a commercial space?

Civil Code section 827 does not distinguish between residential or commercial tenancies.

Except subdivision (b), which does apply to residential tenancies.

I'd want to look at the agreement. The agreement may style the occupancy as a mere "license" rather than a tenancy. CC 827 would not apply to a license.
