Legal Question in Real Estate Law in California
They're claiming "it's California law" ! I am absolutely baffled by an appliance company's refusal to come fix the dryer in my rental property unless they could contact the owner for permission.
The washer/dryer maintenance and repairs are my responsibility according to my lease, (as in I fix problems and I have to buy a new one if the one there dies)
This appliance company says they can't come into my house and fix it without asking a landlord? They say they could get sued ? They were quite aggressive and rude and insistent. Plenty of other repair people have been in and no one has ever asked that.Your commentary greatly appreciated.

They are full of it. There is some issue when it comes to permanent fixtures and built-in appliances, but not a dryer. Heck, how do they even know it's not YOUR dryer? At least twice in my life I have rented places with washer/dryer hook-ups but no washer or dryer, and have provided my own. Just find a better company.
It sounds like some horse manure to me.
