Commercial Lease Renewal
My understanding is that a landlord (commercial property) can refuse to renew a lease at will. A friend has a lease that will not be renewed. Another business owner is telling him to contact a lawyer because in this situation the disruption will most likely put him out of business.
I thought I would ask here because if it's cut and dry that you cannot legally fight for a renewal then I can tell the 'helpful' business owner and save my friend a little money.

I ran into that exact situation 12 years ago. The landlord does not have to renew the lease, period. I had a private school in Santa Monica and got kicked out. Thank God we found a new location. It is scary as hell, but the lease has an end and if the landlord or the tenant does not want to continue they don't have to.

You might want to check the actual lease to see if there was an option to renew. That would be his only hope.
