Commercial Leasing

I meed with a landlonrd and he inform me that to draft up a lease he wanted a deposit of $500.00 I gave it to him and he also to me that his lease is not net base on sq ft. but for a full amount. He told me that place is about 1000 sqft - I measure it later before signing the lease and found tht it was smaller. I did not sign and want my money back. Can I get it back? and Can I use small claims court to help

"About" means approximately, or more-or-less. It is not a guarantee. If the actual square footage was 995, you have no case. If it was 600, you probably have a good case. In between, who knows?
