Legal Question in Real Estate Law in California

COMMERCIAL REAL ESTATE QUESTION i'm partners on a lease in a commercial space in LOS ANGELES. we no longer wish to work together and he has become increasingly hostile in our work environment, so i want to divide the space equally (we each get 50% of the square footage). because both of our names are on the lease, how do i go about splitting the square footage equally where this guy will be forced to comply?
