To Whom It May Concern,

I have a property located in Diamond Bar, Ca 91765. My ex-wife would like to sign a quitclaim deed on our common property at the above address to me. Can you advise how to do it? Thanks.

I advise you to use an interspousal transfer deed. It has the proper language for interspousal transfers, and avoids reassessment of real property taxes.

Excuse me? How can it be "interspousal" when the parties are divorced? Is this something that was ordered, or agreed, to be done as part of the divorce property settlement? Your should be able to avoid reassessment if the transfer is part of a divorce, but it seems to me too late for an interspousal transfer if you are not spouses.
