Contract

Contract signed by seller said all work was permited and there was a room that was not permited. What are our rights can we get the seller to pay for permit and any work that needs to be done to get room to code.

we would need to see the Transfer Disclosure Statement, as well as the documents which passed through escrow. the seller, their broker, and/or your broker may well have some liability exposure. but again, need to see the documents.

gather and copy the same for review by counsel.

You should try to resolve it outside of court. However, if that isn't successful, you need to sue. Your contract likely provides that the prevailing party in a lawsuit can recover its attorney's fees. Let us know if you need help. We may be able to work something out regarding our fees if your contract has an attorney's fees provision.
