HI, How to do I correct a grant deed with incorrect legal description of the property?

That is going to depend on a lot of factors including who the grantor and grantee are, who made the error, and what the error is. If a title or escrow company made the error, you need to bring it to their attention and demand they fix the problem. If a private party made the error, you need to talk to a title lawyer like myself in person.

We usually fix such an error by recording a "Corrective" deed. This deed explains the error, is signed by all parties and apropriately recorded to reflect the changes needed. You should also get a supplement to your title insurance policy ( or get one if you did not).

The mechanics of doing this will be entirely dependent on who made the error, whether there is title insurance and what the title company requires for their purposes in insuring title.

You also need to assure that you have not screwed up title for another parcel of property by your error.
