Co-signing a lease for a term
I have a prospective tenant who does not have a credit card (therefore, I believe no credit score to evaluate). What is the implication of having a co-signator on a lease for the specified term? Would such a co-signator be equally responsible for making those payments if the principal tenant defaults or is late in paying the rent?

Have the "co-signer" sign a personal guarantee that he/she will be personally responsible for making any payment which the tenant fails to make.
