I own 3 properties jointly with my mother, who passed away 3 weeks ago. What papers do I need to complete to change ownership as a sole owner?

There is a form you can download from the San Diego County Recorder's Office called an Affidavit of Death of Joint Tenant. You need to fill it out with the property address and the proper description. It must be notarized and you must also attached a certified copy of the death certificate and record the entire document.

It depends on what you mean by "jointly." There are various ways in which real estate can be owned by more than one person. You should consult an attorney.
