A deed of trust has to do with a loan, not ownership of the property. The grant deed determines property ownership. A quit claim will have no impact on a trust deed.

I do not understand the advantage to being added to a deed of trust, which is merely security for your loan. If you want to deed 1/2 of your property, you can do it on a quit claim deed. That changes the title, not the loan.
