re: Difficult tenant

I have a problem tenant for almost 2 years. He has been more than 5 days late every month with the rent. After I send a 3 day notice to pay or quit, he either pays some of the rent or calls with a "sob story" about why he can't pay on time. I have been more than understanding. He has only paid 75% of the current months rent and owns additional monies for repairs and other late fees. They refuse my calls and letters. I have given them a 30 day notice to vacate and they have refused. They stated that it would be a long time before they move out. I would like to know my options. Thank you.

You will have to file an action for unlawful detainer. The best approach for you is to hire an attorney that does landlord work. The cost of hiring the attorney will be offset by the reduction in stress and potential loss of money.
