Legal Question in Real Estate Law in California

I let a distant relative stay for free in a trailer on my property. He had stayed there for more than 1 year. I have decided to terminate this arrangement and I had asked him to leave. However, he does not want to leave.

I do not have a lease agreement, since I was doing him a favor.

What options do I have to get him to leave ? Can I give him a 3 day notice ?

and subsequently do I have to go to court to do an Unlawful Detainer action ?

Is a trailer considered a real property ? or is it more like a vehicle. Can I just access the trailer when he is not around, and rekey all the locks ?

A tenancy at will must be terminated by a 30 day notice, not a three day notice. (Civ. Code, sect. 789.) I suggest you find a skilled attorney to help you with this before this turns into a mess.
