Legal Question in Real Estate Law in California
After our divorce, my ex-husband agreed to give me our house by signing a Quitclaim deed. My problem is that I don�t know if the house has any liens. My ex-husband refuses to communicate with me regarding this matter. I would like to know how I would go about finding out if there are any liens on the house. Should I request a title report? Is there a way to receive a free title report? We both live in California.

You can order a preliminary title report from most title companies for free or a small fee. You should be aware, however, that a preliminary title report is not a guarantee, and is merely an offer of insurance from a title company. You can also search title yourself at the county recorder's office.
