Legal Question in Real Estate Law in California

Electricution. Premise Liabilty, Landlord Negligent, knew of existing problem

My landlord, a general contractor, re-wired the building failing to install a ground in certain areas. Numerous times he was told of electrical shocks by tenants and guests. Last month, I was electicuted by his refrigerator. Corrosion of wires were exposed. Fire Dept red Tagged refrigerator and shut down building for electrical defiencencies. My landlord claims he is not responsible, although he did the re-wiring. He refused to pay for immediate medical attention, but sent me to his doctor, claiming that I will be alright, then met with an attorney who is ''his'' friend and wants a strict liability case only against the manufacturer of the frig and not my landlord. What is the law on premise liabilty when my landlord states he has no insurance? The voltage exited out of my right big toe, causing bleeding, and currently limited movement of right toes. What tests should be done to see whether or not I will have seizures in the future? After the electicution, lower abdomin was swollen and urine was dark and fowl smelling.

The landlord is responsible. You will need a lawyer as he is pointing the finger at the refridgerator manufacturer. It will be a fight. The landlord must have insurance and they will take care of it once they know they are facing a lawsuit. I practice in California too.

I think you need a personal injury lawyer not primarily a real-estate lawyer, and if you don't get a sufficient answer you might want to re-submit your question as a personal injury matter.
