Does a landlord have to provide a 30 day notice before a tenent can be evicted? If a 30 day notice is given and the landlord accepts rent thereafter, does receiving the rent make the 30 day notice moot? Does a landlord have to give a reason for eviction if the eviction is not because of not paying the rent?

A landlord can give a 30 day notice without giving any reason for the 30 day notice. If the landlord accepts rent for a period beyond the 30 days, the notice becomes void. That is if the 30 day notice is given on the 2nd day of the month and there after accpets rent on the 4th of the month that pays through the 4th of the following month the notice is void.
