Eviction Rights
My tennant is three months overdue. I sent a letter demanding at least one months payment to avoid eviction. After non payment I attempted to send a 30 day written eviction notice to his PO box. He refused delivery. I had the local marshall deliver the notice with copies of all correspondence including letters of non payment. If he does not vacate by the end of February, what are my rights/options to get him out? What are my next steps towards eviction?

you dont need a 30 day notice, only a 3 day notice. after the time has run you then file au unlawful detainer lawsuit with the court.
