Evictions

My landlord, who happens to be my mother, is threatening to serve me with an eviction notice for allowing my girlfriend to move in with me. She is otherwise an elgible/legal tenant. Is this a legal justification for eviction?

Keep in mind that a landlord can terminate a periodic tenancy (such as month-to-month) by giving the required prior notice, usually 30 days. Thereafter, if you don't comply, you can be evicted. This is true whether the landlord has a good reason or no reason.

The only exceptions are occasional rent-control type local ordinances which can make it somewhat more complicated to terminate a tenancy, and the courts' policy not to allow eviction for a bad reason, such as in retaliation for the tenant blowing the whistle on the landlord for violating building codes, etc.

I think you are on very thin ice and it is time for you and the young lady to find a place of your own, out from under momma's disapproving eye.
