Evictions related to the sale of rental property

I have a home in San Leandro, CA that I must sell. The tenant was made aware that the property was going to be sold and I would need the property vacated in 30 days. The tenant states that per CA law she must get a 90 notice before she has to move. In addition she doesn't have to pay rent for a additional 90 days and not pay any rent. Is this True or false?
