Legal Question in Real Estate Law in California
Explain when "Squatters Rights" can be utilized. I understand it has no use when an unlawful detainer has been filed. But, what way can those rights be utilized?

In those rare instances when one can occupy a property for four years, while complying with the requirement that one must do so "openly and notoriously," for example paying the property taxes, one can gain title by "adverse possession" (google the term). One can never claim adverse possession against a landlord.
