Legal Question in Real Estate Law in California

My father's wife and her mother owned a Colorado property jointly - warranty deed had both names. His wife passed away a few years back. Did her mother (my father's mother-in-law) then take whole ownership of the property when my father's wife died or did his wife's half revert to him so that he then owned half of the property with his mother-in-law?

His mother-in-law is now also deceased and I need to know if he legally owns the property or not and if he does, how to get a new grant deed in his name.

.....and when you re-ask as a Colorado question, I'd suggest adding some information on how title was held, i.e., were father's wife and mother joint tenants, tenants in common, or something else? That's likely to make a big difference.
