Legal Question in Real Estate Law in California

We filed a Hegstadd petition that has been approved by the probate Judge in Sacramento County CA. The order approved 1) confirms the trust is valid 2) that my Sister is the successor trustee 3) that all equity and interest in the real property (our Mother's house) is part of the trust. We are in the process of listing the house for sale. What document (s) do we need to file with the recorder's office to make sure there are no problems with title once we finally sell the house?

You need to obtain a certified copy of the order and record it. Your real estate agent and your title and escrow company should be able to help you with that or do it for you. You may only need to submit a certified copy to the title company to be recorded as part of the closing documents, but it might be best to avoid any last minute hiccups by doing it in advance. Follow your real estate agent's advice on this, and find another agent if they aren't familiar with how to deal with it in your area.
