Legal Question in Real Estate Law in California

i had a fire at my apartment that set fire to my balcony. I was asleep for a couple hours and woke up to a fire. I had not been on my balcony all day. The manager gave me a 30days notice and and charged me $930 for the balcony. They are claiming negligence on my part. I am so innocent on this one. I was asleep. So what do you think i should do.

You being asleep does not explain how the fire started. That inquiry is necessary to determine whether or not you were negligent.

You could refer the matter to your tenant's unsurance, if you have it.

Otherwise, you have the burden of explaining how the fire began. Was there a lightning storm? Any electrical wiring out there? Tenants upstairs smoking or barbecuing?
