Legal Question in Real Estate Law in California

I am going to be foreclosing on my house. I have homeowners assn. fees associated with my property. Once I notify the mortgage holder that I am handing them back the house, along with the keys to the house, am I still liable to pay the homeowners assn. fees, until the foreclosure is finalized and recorded.

I assume you mean that the lender is going to be foreclosing on your house. You must pay the homeowners association fees until the house is sold at auction at the trustee's sale.
