Legal Question in Real Estate Law in California

Foreclosure residents still live on property

I am looking to purchase a bank owned home. I have one in mind, however the residents that were foreclosed on still reside at the property. I asked the bank about this and their reply was that they gave them an extended time to move out. The house is in a rural area and their are horses on the property. My question is, what are my guarantees that if I buy the house that the residents and horses will still be there? I asked the bank about this and he said upon receipt of an acceptable offer the house will be made available to me. I am wondering if there are any laws that would prevent these people from being evicted?

Re: Foreclosure residents still live on property

If you purchase the property and the bank hasn't evict the residents, then it will be up to you to start the eviction lawsuit. If you decide to make an offer, make sure it is conditioned up the bank taking appropriate legal action to remove the current tenants and their proeprty before close of escrow.
