Legal Question in Real Estate Law in California

My best friend lives in St. Cloud MN. She and her roommate have been fighting for over a month and my friend wants to move out. Their lease is up in June. If my friend were to try to move out, would she legally have to pay the remainder of the lease? Or is there a chance she may get out of it with some kind of lease termination fee?
