I have a gas leak.... i am doing the necessary repairs but the tenant is asking me not to charge her this month rent... am i responsible to do that or is she just taking advantage of the situation

There are occasional situations where tenants are legally entitled not to pay rent for periods where they are disposed by repairs or other situations. However, I'd say the proper deduction here is, more likely, not one month's rent, but maybe motel bills for the time she is dispossessed, assuming it is a few days. This subject is covered more fully in self-help law books with titles like "How to be a California Landlord: or the like, and I recommend you pick up one or two of them as general background references when things like this crop up.
