Legal Question in Real Estate Law in California

A new grant deed

My father made out a deed with his name as owner and payer of the taxes and mine as joint tenant giving me his house as a gift before he died.

My name was on the house with my mothers. My mother took the title as owner to the house.

My mother tried to take me off the house but could not.

My mother made out a new grant deed with her as owner (widow) and house tax payer and me as a single woman as joint tenants with right of suvivorship, giving the house to me as a gift. What is my current standing with the house?

Re: A new grant deed

If the first sentence of your story is accurate, and prior to your father's death you held title with him as joint tenants, then you are now the sole owner, and you should record a notice of the fact of his death with the county recorder. But in your second sentence, you say the opposite: "My name was on the house with my mother." Maybe you could repost your question, or you could email me if you like, and be more clear about who held record title at what point in time, when you received a deed from your father; whether and when you recorded it; and when, and what you mean when you say, "My mother tried to take me off the house but could not."

In other words, please provide the who, what, when, why and how, preferably in chronological order. For each deed, when was it executed, when was it delivered, and when was it recorded.
