Grant Deed

Can a homeowner still sell a home if he gave Grant Deed to someone else as a gift?

Unless the property is deeded back, the former homeowner no longer has title to the property. You might want to speak to a lawyer if other issues are involved.

Are you serious? If he gave a grant deed to someone else, he no longer has anything to sell! The answer is "no."

Intervivos gifts are irrevocable. How can you give a gift to someone and then demand it back? When you gave the deed, it was delivery and gave away title to the property.
