Legal Question in Real Estate Law in California

Hi:

I hope you can help me. I found out after giving my money and signing a month-to-month room rental agreement that the person occupying the home and said they were the Landlord, is not the owner. When I have rented rooms in homes before, I have always rented from the owner. I understand that if you are not the legal owner of a property you cannot rent out a room to someone. I am concerned because I have read and heard that this puts me in a risky legal situation if the owner finds out, etc. I rent a room in a home in Los Angeles, California. My first month of renting here (before finding this out) ends in a few days. I want to move out to avoid any problems with the "real" owners of the property. Is the room to room I signed legally binding if the individual was not the owner or the owner's agent?

It could be legal, if the person you signed with was a tenant of the true owner and their lease did not prohibit subtenancies.
