HOA dues increase
Effective next month, dues for my homeowner's association are increasing from $215 to $250. Also effective next month, earthquake coverage will not be purchased through our dues because we're told the premiums have increased substantially. I thought dues would go down since they are no longer paying for earthquake coverage, but they have actually increased, and the homeowner's are now responsible for earthquake coverage. This doesn't seem right. Can the association do this?

I suspect that your HOA has drawn down its reserves and anticipates capital improvements over the next few years. Certainly you and others should question members of the board at the next meeting and, if answers are not satisfactory, you have the right to remove them at the next election.

Normally, there is a limit on the amount that an association can increase unless there is a vote of the homeowners or there is an emergency. Please call me if you have any other questions.
