Re: Homes

In what context? Are you asking what is the smallest room you can build that will be legally considered a bedroom, or are you asking about size of a room for rental purposes? Please repost with a few more facts - the answer, however, will probably be to contact your local building department for an answer. They govern most aspects of construction.

Re: Homes

The Uniform Housing Code sets the statewide minimum size, but individual cities may and often do set local requirements. Usually, when there is a local ordinance, it calls for larger rooms.

UHC Section 503.2 provides that every dwelling shall have at least one room that isn't a bedroom that contains at least 120 square feet. If that requirement is met, the bedroom must be at least 70 square feet and may be used by up to two people. For each additional person, the bedroom shall be increased by 50 square feet.

So, a room measuring 7' x 10' would be legal, as would one measuring 8' x 9' or 8.5' x 8.5', but 8' x 8' is too small.

There are also window and closet requirements in most communities, but be sure to check local ordinances as there is no uniformity state-wide.
