Legal Question in Real Estate Law in California

I own a house with my ex husband in CA.

loan is in both of our names and so is the title

How can I change the title vesting from husbnad and wife to two individuals with right to survivalship

Do I contact an escrow or just do this at the county clerk's office

First, I am somewhat cautious about changing vesting without lender approval and without being pretty sure that the change is in compliance with the dissolution decree. Once you're pretty sure you're OK on these fronts, my suggestion would be to have the escrow company that handled the purchase transaction in the first place to prepare and record the paperwork to change your vesting. In any event, the recording is done at the office of the County Recorder, not the Clerk (although is smaller counties these functions may be combined), and you don't want to walk into the Recorder's office until your papers are drawn up and signed before a notary. If in any doubt, have a lawyer do it.
