Legal Question in Real Estate Law in California

My husband and I've have been trying to sell our condo. Its been on the market since March. Orginally we were asking $449,990 and eventually dropped the price to $419,900. We had two potential buyers who made offers and then backed out. We just heard that a neighbor has been telling potential buyers there are termites in the house (not true) in an effort to drive the price down so a friend of his can buy it. Do we have any legal recourse?

Hire a private investigator to do a sting operation. Then sue.
