Save it from what?
A quiet-title lawsuit is an action that asks the court to weigh evidence concerning doubts about ownership and give a judgment removing the doubts.

I'd like to have a client hire me for a quiet title lawsuit, without having to care whether there was any basis for it. Unfortunately for both of us, life doesn't work that way.
