Legal Question in Real Estate Law in California

in january 2009 i entered into a verbal agreement with a woman for her to purchase my house and the 12 acres it stands on. she was to make monthly payments to accure a down payment and pay the balance when her parents will cleared probate. estimated at apr 15,2009 by her.
she made payments every month from january through october. her checks have "property payment" written in her hand on the note lines of these checks. she made out a property saale form in her own writting and sent it to me for changes . i made one change and sent it back to her for signature. delay after delan and no signed paper. in october she left me a vouice mail on my phone because i was out of state. she said in this mail " i (her)realize that I (her) am the one breaking our conrtact " etc etc. she proceeded to say that she didn't expect the money back because she violated the terms of our contract.
now she claims that we didnt have a contract and she has stopped making the monthly payments.
do we have a legal contract?? what are my optopns?? I have offered to let her out of the deal if she makes the monthly contributions until the property is sold again and has cleared escrow. i can no longer make the payments on my income( the original reason for the sale. please advise. thank you for your efforts. jem.
