Joint Titles
Can I legally disolve a joint title on a house if both partners agree to terms in a signed, and notarized agreement?

You will want to do a quit claim or grant deed removing yourselves as joint tenants and replacing yourselves as either tenants in common or to one individual. This will have no affect on any loan, however.

Yes. Just record a Quitclaim deed transfering title from the joint tenants to themselves as Tenants in Common, or Tenants in Partnership, if they are partners in a partnership.
