On June 4, 2010 I closed escrow on a rental property with a tenant already living there. The first rent check I received from tenant was for June 12th- July 11th, 2010. Can I collect a portion of the rent money for the period between June 4th - 11th from the previous landlord?

Old and new landlords customarily prorate rental receipts, unless their agreement provides for some other arrangement. Note that there should be some arrnagement regarding any tenant security deposit, prepayment, etc. held by the former owner. In the case of residential property there is a statute giving the prior and new owners two choices. See Civil Code section 1950.5, subsections (h), (i), (j), (k) and (l). If it is not residential property, see Civil Code 1950.7.
