Legal Question in Real Estate Law in California

I have jut been informed that my tenant is conducting prostitution in the condo she rents from me. What are the legal ramifications for me as the owner and how do I proceed legally to have her evicted?

If you have a written lease or written rental agreement, it probably has a provision that says the tenant will not use the premises for illegal purposes; you can give the tenant a 3-day notice to quit for breach of a covenant of the lease/rental agreement and, if the tenant does not either stop the illegal activity or vacate, you can file an unlawful detainer (eviction) action against the tenant. If you know your tenant is conducting an illegal activity on your property and do not take steps to stop that activity, you could be held liable.
