Land trusts
I want to place a property located in the State of California into a Land Trust but cannot find the proper forms, where can I locate these?

I'm not familiar with any legal entity in California called a land trust. However, the Trust is used in so many differnt ways and has so many different titles. That may be what you're talking about. Commonly called a Living Trust (Family, Intervivos, Family Limited Partnership, Marital Deduction, A - B, Charitable Remainder, etc., etc.) There are also Trust Deeds that secure an interest in property for money that has been loaned to the owner of the property. So I think you'll be able to keep looking forever to find how to transfer property into a land trust. There are Trust Lands that are involved in Indian Lands. You might check with one of the Indian Councils. If your interested in Living Trusts send me an E-mail, and I'll provide some information on them.

There are numerous types of trusts, and each one provides a different type of protection and tax result.
The form you need is in an attorney's office, and should be completed by an attorney after he determines what your goals are.

There is no formal "form" for such a trust. Normally, I trust is set up (i.e. family trust) in a trust instrument that I suggest you have an attorney prepare.
